At Antonio Grano, we understand the need for space in a growing family. Recently, we were approached by a family who loved their home but needed an additional space for home working. They envisioned transforming their loft into a beautiful living space that would accommodate their needs.


To achieve this, we sought planning permission for a loft conversion measuring 20 x 16 feet, complete with a Velux window. The existing small bedroom on the first floor was repurposed to accommodate a new stairwell leading to the second floor. This clever design allowed us to create an ensuite shower room to a principle bedroom, enhancing the new master bedroom suite.




Utilising The Unused Loft Space


We began by creating an aperture for access to the loft from the first floor. Once we established this access, we installed stable flooring throughout the loft area, ensuring a solid foundation for the upcoming work.


Next, we reinforced and reconfigured the beams to create ample space for the new home working space. Following the architect's working drawings, we installed a Velux window, allowing natural light to flood the area. To maintain a comfortable environment, we used insulation and insulated boards, ensuring optimal heat regulation within the loft space.



Electrical and Plumbing Upgrades


Our electrical team upgraded the existing fuse box to meet the new requirements outlined in the working drawings. We wired the first fix electrics for the loft, accommodating lighting, smoke detectors, and plug sockets for the new living space.


Simultaneously, our plumbing team extended the existing gas central heating system to include a new radiator, ensuring warmth and comfort in the newly created rooms.



Finishing Touches


With the structural work completed, we moved on to the finishing touches. We plasterboarded the timber frame, followed by taping, smooth plastering, and painting, all tailored to the client's specifications. Finally, we installed second-fix electrics, including plug socket facias, light switches, and downlighters, along with the new radiator.
